Up to 119 homes on tap for Grandview Yard

More than 100 new homes are in the works for Grandview Yard, in what could be some of the densest single-family housing in Grandview Heights.

Sidewalk/site prep work is being done on the east side of Yard St. and the building going up looks much larger than I expected.

https://www.columbusunderground.com/two-new-apartment-buildings-under-construction-at-grandview-yard-bw1

CU posted a report (linked above) about two new buildings under construction at Grandview Yard.  The previously unannounced project now dubbed the Dorchester consists of two four-story apartment buildings that will bring the total number of residential units in the Grandview Yard mixed-use development to over 800.

The first building of the pair - Dorchester East - will be ready for its first residents by July.  It is located at the northwest corner of Yard Street and Williams Avenue and contains 86 apartments.

Work began in March on the second apartment building - Dorchester West - which sits directly behind the first one.  It will have 150 units and is scheduled to be completed by next summer:

Both buildings will be connected via tunnel to an existing four-story parking garage, which is also utilized by Nationwide employees working in one of the four office buildings clustered along Yard Street.  With a final group of office workers moving in last week, the total count of Nationwide employees at Grandview Yard is now up to 4,000:

The new apartments mark the fifth development phase at Grandview Yard.  The first phase was completed in 2010, when Hyatt Place Columbus, Planet Fitness and other businesses opened on the southern edge of the site near Goodale Boulevard.  The project developer, Nationwide Realty Investors, declined to provide any details about plans for filling out the remainder of the 90-acre site, but did say that the goal is to have a total of 1,500 residential units at Grandview Yard by the time the final development phases are completed:

At the western edge of Grandview Yard - next to the previously existing homes of Grandview Heights - is the Homes at Pullman Way section.  Below is a view of the nearly completed first-phase of this 84-home section:

Some of the Homes at Pullman Way are single-family detached homes, while others will be attached dwellings:

Some non-residential Grandview Yard projects from https://www.columbusunderground.com/construction-roundup-grandview-yard-may-2018-we1

The 1125 Yard Street office/retail building is under construction down the street from the Manchester building:

One of the Nationwide Insurance office buildings and parking garages built in Grandview Yard.  Construction trailers sit on a future development site facing Yard Street.  (The building seen over the parking garage is one of the office buildings built on the Gowdy Field landfill redevelopment site along Olentangy River Road and is not part of the Grandview Yard development.):

View of the Third Street railroad viaduct construction.  The railroad viaduct is being widened to allow new sidewalks to be installed along Third Street:

Looks like Grandview Yard is growing to the south. The WW Williams redevelopment that previously announced several months appears to be growing in scope. While it isn't completely clear if it's NRI or another developer, there is a new $15 million TIF that is going through negotiations to expand Bobcat and Yard streets south of Goodale and connect it to a expanded swain street that will also extend into Twin Rivers drive.

Tentative plans for site include 400 residential units, a hotel and potentially commercial office space.

400 residential units is quite a bit in the relatively small area, especially when you will also have a hotel and office space. Maybe we will actually get something over 5-stories.

Grandview Yard could expand its footprint

With new development proposed near Grandview Yard, the city of Grandview Heights is examining its existing agreements.

Grandview Heights is considering modifying its compensation agreement with Grandview Yard's developer, Nationwide Realty Investors Ltd. and the Grandview Heights City School District, to increase the cap on the bonds that can be issued for projects there.

The proposal would add 14 acres south of Goodale Boulevard to Grandview Yard.

Did they finally finish the work at the RR bridge? Do the sidewalks connect yet?

That aerial is probably over one year old. It's missing several under construction and even completed buildings. Also, 3rd Ave has been one way westbound for at least six months now for the RR bridge construction.

^ If you look closely that 'aerial' is actually a rendering for the two-story office building on Yard St, at center, which is now under construction
