13+ More units from Matt Berges along W 17th by Lorain and W 20th between Follett and Wiley.  Amazing how quickly those lots are getting built up.  All the price tags I've seen have been $400-$550.

^Yup.  Framing was already started on at least one of them when I drove by this morning.  I've loved almost all of the development in Duck Island, but I'm not totally in love with style of these latest proposals.  But infill is infill.  We'll take it.

Whatever happened to Sam McNulty's plan to build townhouses near/around Abby Ave & Columbus Rd?

He's hoping to get started sometime this summer.  Also, the two lots to the south of Forest City Brewery are getting some sort of condo project.

Those townhomes and apartment building are on the north side Freeman ave. Forest City Brewery and the lots X is referring to are on the south side of Freeman.

Such a cool and insulated little neighborhood. My only gripe with it is its relative isolation - but even that is really a stretch, considering the WSM is a 10 minute walk. Duck Island Club is a treasure, in my opinion, and the new homes fill in the neighborhood very well.

Hmm...the description in the article is more promising than the picture shown.  Looks like something you would find in Beachwood (at least from the pic).  Trying to understand from the pic where all that retail mentioned in the article is going.  Is third time a charm?  Still does not have financing and Brickman definitely has other stuff on his plate.  I thought this was going to begin way before many projects which have broken ground and are well on the way.

In all fairness, I think we're seeing the "back" of the building- or really what will be an interior courtyard once phase II comes around.  The architectural interest will be along the bluff, and hopefully along Lorain Ave.

The disappearance of tall buildings sure seems like a cave to the 'we don't want shadows on our houses' crowd.  As CMHA's Riverview Towers demonstrates, the location on the hills overlooking the Cuyahoga can be majestic -- whatever you think of Riverview, there's no question you can see it from miles away and, no doubt, the reverse is true for residents in the upper floors.  As it stands now, the more squat Centric over in University Circle seems more impressive than this Brickman Phase 1.

^ I think the change in plans has little to do with community push back but has everything to do with ' sticker shock'. That thing he was floating out there last year looked to be north of 150mil.  This looks more in line with what Brickman does. I like the choice of Vocon they do nice stuff. Depending on the budget and the finishes I think we will see more of what is described in the article then the current render. I'll save my hope for a mixed use high rise for the Market Square retail strip if that ever happens.

This seems like a fair compromise to me.  There was definitely some neighborhood pushback against the height, but could be some sticker shock as well.  If there is an entrance on Lorain and retail as mentioned, I think it works pretty well for the neighborhood setting.  Looks like the drive pictured is West 20th.

It's great most of the recent apartment buildings have (or will have) their parking below grade. This one would be unique in that it has 2 levels buried. I wish NRP would have done better with the Edison

"We are in the conceptual stage of this property and still working with the city to get all of our site plans approved. We will keep you updated as we get closer to ground breaking. Right now it looks like we will begin construction early 2018."
