I walked around the City Modern site yesterday and it is well underway. A local resident told me the carriage homes will be occupied later this year, which seemed do-able based on the progress thus far.

Lafayette Park overhaul: What projects will look like


Pullman Parc



A collaboration between Broder & Sachse Real Estate and Hunter Pasteur Homes & Woodborn Partners, Pullman Parc is a residential development that will include rental and condo units at 1100 St. Aubin. The project, which will start construction sometime between the end of 2018 and the start of 2019, includes 149 apartments and 197 parking spaces for rent.


Meijer



Built by the East Jefferson Development Company LLC, this mixed-use project will have a supermarket as an anchor (at 1475 E. Jefferson) but also will include residential units and other retail spaces. The small-format Meijer  will be the city's third. The five-story building — plus underground parking — will have 213 residential units. Of those, 60 will be studios, 104 will be one-bedrooms, and 49 will be two-bedrooms.


Above the Cut



The Detroit real estate development company The Platform, is behind Above the Cut,  a mixed-use development that will be located between 1920 and 1940 Gratiot, next to the Dequindre Cut. A  groundbreaking is scheduled for April 2019. The project includes 160-180 residential units and 195-240 parking spaces. There also will be 25,000 to 30,000 square feet for retail/commercial space. Of the residential units, 45% are "micro-units" or studios, 50% are one-bedroom units and 5% are two-bedroom units.


Eastern Market mixed-use development



With a projected groundbreaking scheduled for June 2019, this six-story project spans a number of blocks: 1314-1388 Gratiot Ave., 2011-2105 Russell St. 1301-1399 Maple St. and 1350-1366 Service St. Spearheaded by Develop Detroit, the project is mixed-use. There will be 235 residential units, with 47 units — 20%— reserved for people making 60% or less of the AMI.



The development will have 87 studios, 126 one-bedroom units, 31 two-bedroom units, three three-bedroom units and six live workspaces.


Lafayette West



With an expected groundbreaking of April 2019, this project is slated for 1401 Rivard St. The development will include 374 residential units — 60 will be for sale and 314 for rent.

Albert Kahn Building in Detroit's New Center sold, to become 200 apartments

The new owners of the Albert Kahn Building in Detroit's New Center announced Monday they plan to convert the 10-story building into 200 apartments with ground-floor commercial space.

The Kahn building, a neighbor to the city's landmark Fisher Building, was sold last week for an undisclosed price to a development partnership involving Birmingham-based Lutz Real Estate Investments and Farmington Hills-based Northern Equities Group.

The conversion work is expected to begin in about six months.

$65M sports medicine facility to be built near Little Caesars Arena

The Detroit Medical Center (DMC) is building a five-story, $65-million sports medicine center near Little Caesars Arena.

Construction is expected to begin next year on the 127,000-square-foot DMC Sports Medicine Institute that will be built on a surface parking lot owned by Olympia Development at Woodward Avenue and Sproat Street.

Alamo Drafthouse planned for Midtown Detroit

Detroit movie fans, this could be big. The innovative Alamo Drafthouse Cinema chain is planning to come to the Motor City.

Detroit Rising Development announced Wednesday that it is planning to build a nine-screen, first-run movie theater that will be operated under a long-term lease by Alamo Drafthouse.

If all goes as planned, the presence of an Alamo Drafthouse in Detroit would represent not just more entertainment options, but also the faith of a hip national chain in the city's future.

The proposed 44,000-square-foot building would be located in Midtown Detroit on vacant land west of Woodward and south of Martin Luther King Boulevard owned by the Detroit Water & Sewerage Department.

New vision for Villages in Detroit: Housing, new retail, streetscapes



City of Detroit planners have outlined a vision for increased development in the Villages district on Detroit’s east side including more affordable housing and more retail development.

In a community meeting Thursday evening, Detroit Planning Director Maurice Cox and his aides showed off their plans to more than 100 community residents. Plans call for extensive new mixed-use development along Kercherval near Mt. Elliott, as well as new and renovated housing projects in the area and significant streetscape improvements including wider sidewalks, protected bike lanes, and landscaping.

Most of the work is expected to go out for bid soon and see construction get underway in 2019.

No plans. It would be difficult to do with Amtrak service because it passes through Detroit and heads NW to Royal Oak, Troy and Pontiac where it terminates. And the state has invested a lot of money in this route, including for a new West Detroit track connection and bridge to avoid freight traffic on the line that heads past the Michigan Central station.

However.... A Detroit-Ann Arbor commuter rail service could terminate at Michigan Central station. But why? Amtrak's existing Woodward station is served by Q Line streetcar while Michigan Central station is in no-man's land. At least for now.

If I was king of Detroit, I'd run Detroit-Ann Arbor commuter trains and Amtrak trains to and through Michigan Central station, then build a new track along Jefferson Avenue with a station just east of Cobo Hall, then turn NW either along/replacing the Chrysler Freeway and/or restoring track along the Dequindre Cut Trail right of way, rejoining with the line to Pontiac.

Too bad it got built upon. My idea would have been more realistic had a residential development not been built on the curve entering this former GTW/SEMTA station.

City Modern update in Brush Park

Brush Park’s City Modern development in its entirety will add around 400 new residential units to the historic neighborhood. Developers are expecting its first residents this summer in an ambitious timeline. We visited the construction site of the first apartment building set to open, along with a glimpse of some of the other properties almost ready to go.

City Modern will have six apartment buildings altogether, and two are currently under construction. At the corner of John R and Alfred, the first apartment building will be ready by the end of summer. This one is for the seniors 55 and over, and it’s touted “affordable” at 80 percent Area Median Income (note: this is area, not city). The building will have 54 apartments—mainly one-bedrooms, with seven two-bedroom units. The building will also have substantial first-floor retail space, and 40 parking spaces below ground. Twelve parking spaces are available on a small lot behind the building. Developers aren’t even expecting residents to fill the parking spaces, as there are so many transit options nearby (buses and Qline).

Ford says it plans to put housing in Detroit train station



Michigan Central Station could soon be Detroit's hottest residential address.

The automaker said Tuesday that it plans to open several floors of housing in the old depot as part of building's coming top-to-bottom redevelopment, set for completion in 2022.

These residential floors will be in addition to office floors and retail space. The total number of residences, as well as their target demographics and location in the building, has yet to be determined, said Ford spokesman Karl Henkel.

Ford plans to build about 600,000-square-foot building on Alchemy site in Corktown

Ford Land Development Co. plans to tear down an old brass factory in Corktown and redevelop the vacant site with a large new building, the head of Ford's real estate division said this week.

CEO and Chairman Dave Dubensky told Crain's that The Alchemy building at 2051 Rosa Parks Blvd. has significant environmental issues that need to be addressed, so instead of repurposing the property it will be leveled.

oh i thought ford was going to put offices in the central station building? doesn't matter what though -- its just such fantastic news that its coming back to life. it was such a real worry for a long while, although we all had hope for it, so what a relief this news has been.

Would have been nice if Forest City had done that in 1990 when it rebuilt Cleveland Union Terminal into Tower City Center...

Eco Homes adds single-family homes in Detroit's Midtown



These days, big projects like Ford’s Michigan Central Station and the Hudson's skyscraper hog most of the publicity. But sometimes the more modest projects in Detroit offer compelling stories, too.

Today let's look at what are informally known as Eco Homes, a development of single-family houses now under construction at 4th and Alexandrine on the western edge of Detroit's Midtown district.

The modest project — about 20 houses will be built — is notable for several reasons.

The site is the only one in Midtown zoned for single-family houses. Each house is designed for maximum energy efficiency, with solar panels on the roof, deep insulation on the walls and ceiling, and the most tech-savvy appliances.

Lafayette West to bring 374 residences to neighborhood



A development that will bring 374 residential units to the Lafayette Park neighborhood in Detroit will have a $108 million price tag and include affordable housing, city officials said Monday.

Known as Lafayette West, the 5.2-acre project sits between I-375 and Rivard Street at the site of the vacant Shapero Hall, which once housed Wayne State University's College of Pharmacy and Health Sciences.

Shapero Hall will be demolished and Ginosko Development Co. will build a mix of residential buildings including a 12-story high-rise with 114 luxury rental units ranging from ranging from 600 to 1,100 square feet with attached parking. The project will also include 200 rental lofts ranging from 450 to 900 square feet with enclosed parking, as well as 60 for-sale townhouses, carriage houses and flats with attached garages.

DDOT pass buyers can use shared bikes for free



Regular Detroit bus riders can use a bike sharing service for free under a pilot program that began Monday.

Under the initiative, customers who buy a weekly, biweekly or monthly bus pass from the Detroit Department of Transportation will receive a 30-day pass to use the orange MoGo Detroit bicycles.

The program will last until 2,000 MoGo passes are given away.

Gordie Howe International Bridge to start construction this year
It will be the longest cable-stayed bridge in North America

Actual construction will start later this year on one of the largest developments in the Detroit region. The Windsor-Detroit Bridge Authority named its preferred proponent today—Bridging North America—along with more details on the cable bridge.

The new bridge between Canada and the U.S. will have an A-shaped design, with six lanes of traffic (three each way) and bike lanes on the Detroit skyline side. It will be the longest cable-stayed bridge in North America, coming in at 853 meters.

The full project will also include ports of entry on both the Canada side and the U.S. side (which is basically Delray), and the I-75 connection. The U.S. Port of Entry will span 167 acres with 36 inspection booths. Last summer, the City announced a deal with MDOT to relocate families with homes in the pathway of the bridge. To date, MDO says they’ve acquired 95 percent of the parcels and 255 structures had been or would be demolished as of April 1, 2018. We explored Delray’s past and present earlier this year.

How new Detroit historic district impacts the Ilitch family



Detroit City Council voted 8-0 Tuesday in favor of the creation of a historic district, just south of Little Caesars Arena, that encompasses several properties owned by the Ilitch family.

The move will make it much more difficult for the Ilitches to demolish buildings within the new district, something their real estate arm, Olympia Development Michigan, has indicated it was interested in doing.

Siren Hotel redeveloper works on mixed-use project in Eastern Market

The New York City-based company that turned the blighted Wurlitzer Building in downtown Detroit into a $22 million boutique hotel has its eyes set on a large-scale redevelopment in Eastern Market along Adelaide Street.

Ari Heckman, founding partner and CEO of ASH NYC, told Crain's on Tuesday that although his company hasn't quite figured out what it will do with about 110,000 square feet it bought earlier this year from Santemp Co., it is envisioning a mixed-use redevelopment of six buildings between Orleans Street to the east and just west of Riopelle Street.
