even with the fancy sales office, i wasn't sure if this one was pie in the sky or what? so i walked by the site yesterday & it is definately for real!
* i'm actually glad i caught it at the very beginning like this, i'll update once in awhile as it rises.

Those balconies really make me nervous.  It'll be raining suicidal men.

That being said, I believe that this will be my favorite modern structure.

funny thing about that, no one ever seems to jump out of buildings very often. not like you'd think. a college freshman or two at nyu regularly seem to jump every year in the fall, but anything else is rare and random. thankfully.

I'm not sure if I like the wedged bean or not. It seems a trifle unnecessary. It's also a little disturbing since it gives the illusion that it is the only thing balancing the building. Sort of like how we used to wedge sugar packets underneath one of the table legs at Indigo.

the big news all week is that this stalled tower is back on at last
- it will be u/c starting next week (likely minus the bean)

....“It’s a very complicated structure,” said Tony DelGreco, a vice president of Lend Lease (formerly Bovis Lend Lease ) and the manager of the project.

DelGreco said that the first 10 floors will go slowly because of the large cantilevered apartments.

“When you get past the 46th floor that’s when you get all the cantilevers coming again and it slows us down again,” he said. “So this has an 18-month concrete schedule for that reason. It’s just a slower, methodical job. You have to go slow to get it right.”

DelGreco said construction will begin next week on the north side of the site where workers will begin the three-month job of chopping up the sidewalk and putting in utility vaults for Con Edison.  It will take more than a year-and-a-half, beginning in December, to build the superstructure, with facade work to start next July. The building is scheduled for completion in Spring, 2016.

Bank of America and a group of other lenders, including M&T Bank, have closed on a $350 million package of financing for a planned 60-story residential condominium at 56 Leonard St. in TriBeCa, sources familiar with the deal say.
 
It is one of the largest construction loans to be awarded since the condo industry began to stir to life last year after several years of dormancy following the Great Recession.
 
Bank of America has been an active lender to a growing pipeline of office, retail and residential development projects.
 
The North Carolina-based bank is in talks to provide part of a $200 million loan to the Related Companies to build a second phase to its Gateway retail center in Brooklyn's East New York section. The new wing of that project will be anchored by a Shop Rite grocery store.
 
At 56 Leonard Street the Texas-based development firm Hines is overseeing the project, which was designed by the Swiss architecture firm Herzog & de Meuron, which famously designed the so-called birds nest stadium for the Beijing Olympics, as well as the condo at 40 Bond St. in lower Manhattan, with its distinctive green-glass facade.
 
Executives involved in the deal could not be reached for comment.

With foundation construction now complete at 56 Leonard Street, final utility vault work is planned for the Leonard Street roadway, between Church and West Broadway. In order for Con Edison crews to install pre-cast concrete vaults, the roadway will be closed for the next two weekends, January 19th and 20th, and 26th and 27th, from 8 a.m. to 6 p.m. Saturday and 9 a.m. to 6 p.m. Sunday. Westbound motorists will be detoured to White Street, two blocks north.

The 56-story condominium tower, located on the large lot at the corner of Church Street, also is in the opening phase of superstructure erection. Contractor Lend Lease will install a tower crane at the site next month, with another Leonard Street full road closure expected the weekend of February 16th to complete the operation. More details will be posted here upon announcement.

The innovative new building, designed by the Swiss architectural firm Herzog and de Meuron, is expected to open in spring 2015, and will be among the tallest in Tribeca.

It has made some pretty decent progress since I was there in December. The curved ends of the floor plates really speak to the level of quality and attention to detail this tower is going to have. I can't wait to see it finished.

^ yeah that is what surprized me the most when i first saw it, the concave curve in the floor plates. i took it as a sign of quality as well.

we just have to realize than when it gets toward to the top construction is going slow way down again as it jenga's back up. so it will probably take awhile to top out.

The foundation for the planned 60-story tower was poured in mid-2008, just before the collapse of Lehman Brothers Holdings Inc. Alexico halted deals and construction for more than four years, said Izak Senbahar, the company’s president.

Now, of the 145 units in the building, designed to look like a stack of delicately balanced blocks, only eight remain. A 7,800-square-foot duplex penthouse sold for $47 million.

The project “just hit a nerve where a lot of downtown people wanted to upgrade,” Senbahar said. “They needed a larger space, they wanted views, they needed a doorman and a garage.”

About 75 percent of the buyers were New Yorkers, said Senbahar, who initially assumed that much of the interest in the tower would come from overseas.

“Local people really grabbed it before we could do a marketing campaign overseas,” he said.
