Building alters historic square

Steel column by steel column, bar joist by bar joist, a hulking new presence is materializing on Hyde Park Square. Construction of Michigan Terrace, a $10 million six-story luxury condominium and retail development, represents the first major change in more than 60 years on one of Greater Cincinnati's most elegant and distinctive community squares.

Like a controversial piece of abstract public sculpture, the building's skeleton already provokes strong reactions from praise to condemnation - even though Michigan Terrace won't be completed for six months. On a recent morning, Marilyn Ray sat drinking house-blend coffee at a sidewalk table in front of Awakenings Coffee and Tea Co. on Hyde Park Square and peered up at the six-story work-in-progress on the northeast corner of Erie and Michigan avenues.

^As an added inducement to live in the city, the buyers of Michigan Terrace condos will receive an annual city property tax rebate of $4,550 for 15 years.

Smart move....like you really have to force people to move to Hyde Park

^ No doubt.  They're losing a useful amount of money by doing so.  I guess they have to apply the rebate program fairly and equally, though.

I think it's gonna turn out great as long as the facade materials aren't junk.  I like how you can see it rising above the trees as you come up Linwood.  Massive and appropriate for the neighborhood I say.

The design is not fantastic, but it is URBAN architecture, with good street presence.  I give it a thumbs up.

i think the design is great, it will do nothing bad add to the square.  some people are unable to see past the hulking steel structure that it is now

I don't have any pics but i drive by almost daily and I can say it looks pretty similar to the above pic.  Some insulation? (the white and yellow stuff) has been added on the side farthest from the square but that's it.

I have NEVER had trouble finding a parking space at Hyde Park Square.  Sure, I may not always be able to park directly in front of where I'm going, but I'm usually no more than half a block away.  I agree with Carden on this one.  From the 12/7/05 Community Press:


Businesses say parking at a premium
BY FORREST SELLERS | COMMUNITY PRESS STAFF WRITER

'Tis the season. Snow. Santa. Decorations. And lengthy walks back to the car. However, this isn't just at the malls. Business owners have said parking is a serious issue in Hyde Park Square, especially on Michigan Avenue. Some have said the problem has been exacerbated by construction of the Michigan Terrace development.

"Construction workers for the project are parking at every meter," said Kevin Morris, owner of the Racquet Co. "They are taking up every space on Michigan Avenue." Morris said it has been a problem since the summer of 2004. "It's not only the parking problem, but (Michigan Avenue) has been closed for weeks at a time putting in water lines, pipes and electrical poles," he said.

I absolutely love the building and think it's the best built in the city in decades.  I hope it raises the bar for new construction, putting an end to mistakes such as the Kroger garage condos and the building at the corner of Madison & Woodburn.

The only issue I have with it is that the upper 2 stories have been excessively set back to appease nimbys.  It makes it look more like an addition and it seems to me that the views from there will be of nothing but tree tops and the roof of the main structure.

These people need to quit crying.  If it bothers them that much, they should move to Madeira.

And can someone explain to me how this building is so "out of scale", yet the buildings near the intersection of Erie and Edwards are not?

While I agree that it beats the gas station that previously graced that corner, I had not been in the area in a while and I when I drove through the square the other day I was a bit overwhelmed at how big imposing that building is on the square as a whole.  Not a bad looking building, but it really sticks out iin comparison with the rest of the buildings on the square.

Just looking at that picture linked from the enquirer again, admiring the way the building encloses the square and terminates the view at that edge of the square.  Beautiful!

It's a shame that the site where the newer 5/3 Bank sits at the opposite end of the square couldn't have been designed in a similar fashion.  I'd also love to see something of this caliber come to Oakley where I believe there would be much less opposition and there is plenty of room for new construction.

^Amen.  You can't go from the "rundown gas station" ethos to "four story luxury condos" and not expect the look to change just a touch...as long as the facing material fits in (or sticks out in a good way), I'm going to be quite pleased.  Adding all those residents right on the square - that's nothing but a big can of good.

And indeed, let's see it in Oakley next!  Then Madisonville!

My parents live two blocks from the square and neither they nor their neighbors have a problem with the building..

They love it. All of it.

The high end quality of the construction is great and hope it creates a new standard for projects similiar to it around Ohio. I am in Columbus and there is a similar project in Grandview called "The Heights". the website can be found at: http://www.cityspaceresidential.com/theheights.asp . It has had the same height issues and neighbors bitching. Micigan Terrace makes this Columbus project look like a low end construction crap box.

Be thanking your lucky stars your getting an attractive, quality structure.

I ate lunch on HPS last weekend and it took away my earlier concerns that it was going to look out of place in the square because it's such a large building.  Setting the upper floors back keeps it from looking overly imposing due to height.  Really a great looking building that I think will breathe some new life in the square.  Well done :-)

No, there are buildings around UC that blow that out of the water.  But it's very nice, particularly for Hyde Park Square.
