Here is the best info I could find on the new project in Hyde Park.  They are going to start site work soon as they have blocked off the site from parking.

Looks pretty good to me--not great, but it isn't too easy to imagine what the final building will look like from that one small rendering.

i can't believe i'm saying this, but it doesn't look that bad at all.  it's nothing spectacular, but it does the job while maintaining a proper relationship to the sidewalk and street.
my only complaints thusfar are with the north and east setbacks and parking lots.  i would much rather see 0 to 5 foot setbacks, considering the fact that attached buildings are not gonna happen at this site.

I drove by today and saw the dirt getting dumped for the groundbreaking....


Developers to break ground on Hyde Park condo project
Al Neyer Inc. and Lantrust Real Estate Group are ready to break ground on Michigan Terrace, a condominium and retail development on Hyde Park Square.

 
According to a news release, the project will kick off tonight with a 5:30 p.m. event at the site, 3500 Michigan Ave.

The $10 million project will add a six-story building to the square, with 15 luxury condos, up to four street-level retail businesses and underground parking.

This will be the first sizable development on the square in 60 years, according to the developers.

I view this as a great example of productive, appropriate infill in a city neighborhood.

I'm glad to know they have had the groundbreaking.  I saw a rendering on t.v. which seemed a bit different from the old one.  The top two floors are set back quite a bit to reduce the impact on the Square.  It looked pretty nice.

I hope it's just the rendering but it looks fairly modern. I really hope it blends in with the neighborhood. It may be naive but I would assume the local council would have made sure of it. I also wonder what the retail mix underneath will be. Anyone heard of possible tenants?

I drove past there today around noon and noticed that the lot is fenced off and they have a large sign up showing a picture of the building.  I wanted to stop and get a shot of it, but some woman grabbed the only parking spot available and I didn't feel like circling around trying to find another.  There does appear to be a large glass portion which appears modern, but I think it will be nice when it's finished.  I doubt that they will have any trouble renting out the retail since that is such a busy area.

I am all for it.  I am sure it will be nice - it is Hyde Park Square.  We need this kind of development.

I have an embarrassingly bad picture I snapped of the site while stopped at the Erie/Michigan light yesterday - I just had time to point and shoot, and the flash went off...but if you look closely, you can see the hole in the ground and the gear...
