More offices near Hyde Park Square?
January 23, 2008 | CINCINNATI ENQUIRER

HYDE PARK – The Hyde Park Neighborhood Council will hold a special meeting Thursday night to discuss a proposal to build a four-story building with retail offices and apartments near Hyde Park Square.

The vacant two-story, two-family house that now occupies the site at
2633 Erie Avenue would be torn down.

The meeting will be held at 7:30 p.m. at the Knox Presbyterian Church’s social hall, 3400 Michigan Ave.

The project’s architect, Karl Gieseke, will present the redevelopment proposal and will answer questions.

The Hyde Park Neighborhood Council will convene a special meeting tonight to discuss and to take a position on a proposed mixed-use project for
2633 Erie Avenue (BIRD'S EYE) on Hyde Park Square.

Developer Falling Leaves LLC (Smith-Carnes Realtors) has proposed demolishing the current two-story residence, built in 1920, and erecting a four-story building on the site.

The building, which would have a footprint of over 4,000 square feet, would include the following:
  • First floor: Approximately 500 square feet of retail space and 9 parking spaces
  • Second floor: 3,795 square feet of office space
  • Third and fourth floors: 4 apartment units

The meeting, which is open to the public, takes place at 7 PM at the Social Hall of the Knox Presbyterian Church, on the corner of Michigan and Observatory avenues.

Hyde Park building plan still doesn't fit

The developers of a proposed four-story, mixed-use building near Hyde Park Square have agreed to shorten the back of the building by five feet in response to concerns of some residents.  But that change in plans wasn’t enough to mollify the Hyde Park Neighborhood Council.

“It’s still grossly oversized,” Carl Uebelacker, the council’s president, told Cincinnati zoning examiner Steve Kurtz at a hearing Wednesday. “It would be harmful to both business and residential properties in the vicinity.”  But Karl Gieseke and Andrew Rosenthal, partners in the development group Falling Leaves LLC, say their project meets the city’s zoning and urban design requirements.

Hyde Park building OK'd; Parking KO'd

The Cincinnati zoning examiner has approved a controversial proposal to construct a four-story building near Hyde Park Square, but rejected the plan for first-floor parking inside the structure.  Steven Kurtz’ decision has failed to please the development group, Falling Leaves LLC, or the project’s opponents.

The Hyde Park Neighborhood Council and nearby residents believe the proposed building would be too large, extend too close to the sidewalk and exacerbate the square’s parking problems. It would replace a vacant two-story, two-family apartment building on the site, located on the south side of Erie Avenue and just west of Edwards Road.
